1. Fixed return of 8% per annum, paid monthly.
2. Variable return based on the Bank Bill Swap Rate (BBSW) plus a 5% margin, paid monthly.
The Bank Bill Swap Rate (BBSW) is a short-term money market benchmark interest rate administered by the ASX.
Since the fund’s inception, we’ve consistently achieved a target return of 8–10% per annum for the variable option – past performance is not a reliable indicator of future performance.
This fund is available to wholesale and sophisticated investors only.
A wholesale investor is a person or entity (such as an individual, company or trust) who meets at least one of the following criteria:
1. Net assets of at least $2.5 million, or
2. Gross income of at least $250,000 for each of the past two financial years, or
3. An investment of $500,000 or greater.
The minimum investment is $100,000.
You are investing in a diversified pooled private debt fund that provides loans to Australian businesses and commercial borrowers. A pooled fund structure helps mitigate risk by spreading capital across multiple loans, while offering flexibility for investors.
All loans are secured by real property, business assets and directors’ personal guarantees.
Capspace’s directors are co-investors in the fund. As both founders and investors, they bring a disciplined approach to the fund’s management.
Many of our borrowers have gone on to become investors which is a reflection of the trust we build and the performance we deliver.
Distributions are made monthly, with the option to receive them as income or compound them to enhance long-term returns. The choice is yours.
After six months, investors can request to redeem all or part of their investment with 60 days’ notice. To date, 100% of redemption requests have been met within the notice period*.
While the recommended minimum investment timeframe is 12 months, we understand circumstances can change and early access may be required.

As an investor, you’ll receive monthly statements, regular fund updates, and an annual end-of-financial-year statement. You’ll also gain access to ongoing insights into the portfolio and loan activity.
To reinforce transparency, an independent third-party review of all underlying property held as security is conducted every six months, with a detailed report shared with investors.
No. Capspace does not offer construction or development finance. It is a specialised area we have consciously chosen not to participate in, in line with our focus on stability and dependable outcomes. Instead, we lend to business and commercial borrowers, secured by Australian real property and supported by clearly defined exit strategies.
